I do not recommend Urbatect. I spoke with Eric Martinez and hired them in June 2022 to design and build an ADU in Santa Cruz County.

After a couple months into the design and submission process, I experienced multiple permitting delays primarily due to the Urbatect project manager, David, who did not submit plans when he told me he had, sent submissions that were incorrect, and disappeared without notice for over a month.

My city was very responsive and provided me with updates and emails they sent to Urbatect regarding corrections.

We received our permit in Oct 2023. After providing Urbatect with a substantial payment toward the start of construction, we broke ground after Thanksgiving weekend 2023. David provided us a Google Sheet that calendared when crews would be on site and what they would be working on. The first crew did excavation and foundation work that was finished the week after Christmas 2023.

Framing was scheduled to start Jan 2, 2024, however no one showed up for a week. I contacted David and was informed their crew was on another project and delayed a couple weeks due to rain. When no one showed up based on the adjusted schedule on our calendar, I made multiple requests to get an updated schedule. I would either not hear from them or the answer was, “It’ll be another week”. 42 days after the foundation was completed, lumber was delivered for framing. In the process of delivery, the driveway was damaged. The framers worked for 5 days putting up the initial walls and would be the last time Urbatect built anything on site.

Urbatect brought in a local plumbing contractor to estimate the cost for ADU plumbing and connecting the sewer. However, they were unable to provide an estimate due to the condition of the work they saw done by Urbatect. The plumbing contractor said concrete was poured over the bathtub drain and would have to be dug out to access, the toilet drains were not in standard locations, they used the wrong size vent pipes, and the vent pipes were not framed in correctly causing them to stick out of the framed walls. We immediately contacted Urbatect about the issues as did the plumbing contractor, but did not receive a response for repair.

After 30 days of no workers showing up on site and lack of communication for a correct schedule, we decided to cancel the contract. 90 days after the lumber was delivered, the lumber company notified us about a lien on our house due to non-payment. Urbatect did not pay them. After 7 months of working with a lawyer and CSLB, we received a partial refund from Urbatect to pay the lumber company, fix the issues with a new contractor, and fix the damage done to our driveway.

They took the ownership and accountability to resolve all the issues so that build can be continued without stopping. Im a stucco sub-contractor. I have worked with Urbatect Development for many projects in the past. Eric and his team are super organized, efficient, fast working, clean and always pay their sub-contractors on time. They go above and beyond to meet and exceed their clients timeline and expectations. I have personally worked with their custom homes, additions and remodels and currently in the process of starting some commercial work. I highly recommend Urbatect Development because in this fast paced and demanding industry they are one of the best most efficient fast and great on their prices. I wish I can select Zero Star. I got into a contract with Urbatect on 04/20/2021 for the pre-construction phase, it has been 3+ years while the contract stated 3 months, and haven't gotten the building permit yet. At the end of this horrifying process, I discovered that they were not licensed Architect in California when the county asked them to stamp the Architectural drawings, they couldn't even have a Zoom meeting with the county building examiner to go over incorrect items, missing details, item needs clarifications or discussing other options! They only work through emails so they can search answers. Now I'm left with over $150k in expenses and no permit! Please note that the contract stated that the contractor is responsible for obtaining the permit however I have been running back and forth between the county building officials and the contractor for the past year and a half trying to expedite the process otherwise it would probably take over 5 years to get to where we are now. As I figured out how to design my first house and needed engineering plans for my drawings, they guided me through the process so I will be able to submit to the city for building permits. Will have more plans coming their way!
