The Management Trust – Would Not Recommend

I have had an incredibly frustrating experience with The Management Trust in Irvine, California. Their customer service is horrible—very unresponsive and unhelpful. The fees they charge for basic tasks are outrageous. For example, I was charged over $800 just for them to produce a simple demand letter for a client who had a negative HOA balance! This is something that should’ve taken minutes to generate with just a click and attachment.

On top of that, their inefficiency cost me five additional days in closing escrow, and even now, the issue is still not resolved. Their delays and lack of urgency have been a major inconvenience, and I would not recommend their services to anyone who wants a smooth, efficient property management experience.

If zero stars were an option that’s what I would give this company. If you are considering a management company for your property look elsewhere.
When you call for an emergency like a water leak or break it better be during business hours otherwise you’re going to be royally up the creek. They do have an after hours answering service but it’s useless. When you try to explain the problem it’s like explaining algebraic equations to your cat. If you do happen to call during business hours and actually try to connect with your community manager they don’t answer the phone. You have to call back and force the receptionist to go down the hall and most of the time you are told they are in a meeting.
If you email them or try to get things done there is little or no follow up or follow through it’s the least amount of effort as possible. This place just takes your money and does as little as possible.
When you try to reach the boss of your community manager you are met with let me see who that is or I don’t really know and if you happen to figure it out and try to make a point they shut you down fast trying to get off the phone.
This company has the worst customer service I have ever dealt with and little to no effort to help.
Don’t waste your money find someplace else.
It says employee owned which is ridiculous to me because if I had a stake as an employee in my line of work believe me I would go above and beyond since it’s my name that is being represented.
If the owners read this and want to step up finally and sort all this out by all means contact me. I would love to sit down and have a conversation about your company and the lack of service it offers.

It’s interesting that my one star review recently disappeared. Apparently google reviews can’t be removed, but mine seems to be erased. I received the generic bot response providing a phone number and text number. The text number is a useless bot, and the phone number is literally never answered. I’m assuming that the response to this review will begin with “ We are compassionate,” etc. Even the responses to the reviews are generic bot replies with no specific issues addressed. The math doesn’t seem to make sense as to why their rating is so high, based on the sheer number of 1 star reviews.

They do not return emails and phone calls in a timely manner. Termites and termite damage are ignored. After dealing with at least 5 HOA's in my lifetime, this one is by far the worst. Do not do business with this agency if you want to keep your property well-maintained and well-managed.

Very….very…very bad service. Call many times they don’t and answer phone even email they don’t. I want to apply for 2 parking permits but many times I can't contact them even though they sent me a link to fill in the information and I did it. I also sent a request to them by handwritten letter but they don’t do nothing.

I truy contact another office in Orangewood CA but the same….

I live in a property under this management. management is rude, when I ask why I can’t do something that is not prohibited by management rules, they say that they decided so. They make the rules themselves and don’t show them to me. they violate my freedoms and their own rules. If you see this management, then stay away from it.
