S&T is horrible to work with. I just do the maintenance side of things and my experience has been really bad with Martin. Numerous times he has contacted companies and sent them to show up without giving me any notice. Half the time I’m not there and didn’t get anyone to meet the company showing up because I didn’t know. Martin is super slow at responding to emails and I have gone over a week with follow up emails trying to get an email back from him. He’s disorganized and will plan to meet you and then now show up without notice and wasting my time I should be spending on school work. Additionally he doesn’t even know who he’s emailing most of the time. I’ve been sent emails addressed to different people but the context of the email was for me. S&T sucks as a company and will continue to scam people.

Taylor worked with me to move out earlier than my lease end date without charging me any fees or penalties since I had a replacement tenant ready to go. I got my full security deposit and prorated rent back and he was communicative throughout the whole process which I sincerely appreciated.
Overall, lived in one of their places for 1.5 years and had no issues with management other than the washer and dryer breaking down.

In my experience, S&T Management has been a sensible and overall responsive organization to work with as a residential advisor and to lease from as a tenant.
As I can remember, I have always received responses to issues raised regarding the house with 1 business day. Serious or critical issues have been resolved with general immediacy.
As with managing any aging and shared-occupied house, S&T management is not free from flaws. However, I believe S&T are overall reasonable to deal with and I have found Taylor to be straightforward and up-front. If you are a potential client/tenant, I encourage you to speak with Taylor or the team directly.

S&T is a horrendous organization. I've worked with them first hand as a treasurer. Outside of their service being poor and overpriced (because they have a monopoly in Berkeley), they are also morally terrible. They purposely withhold deposits for months after they are due to improve their cash flow. Recommend avoiding them at all costs.

By far the worst company I’ve ever dealt with. Wish I could give 0 stars. They owe over $11,000 to Irish students who paid them a deposit for a property. I
The deposits are due over 60 days now. I’ve called every day for the last 3 weeks to speak to their manager and I’ve heard nothing back, just getting the run around from receptionists. Now they won’t even answer their phone. STAY AWAY, do not do any business with them.

I lived in an S&T-managed house for four years while in college, and I fondly remember my time in the house. I thought I’d offer some balance to some of the recent negative reviews.
In my four years in the house, I lived in a triple, double, and single—moving on up, right?—and S&T did a good job managing the unique challenge of operating a house with a very transient and diverse roster of college students.
Common areas were kept in good working order with the goal of maximizing utility for all residents, e.g., telling select residents their guests couldn’t sleep/live in the common areas, clearing out expired or unlabeled foods in the common fridge/freezer, and tossing unwashed plates that sat in the sink for days on end.
At the time I signed my rental agreement, I was aware of the general policies related to management actions like the ones I described above, and while a tenant, I sometimes received notice of upcoming clean-outs (accompanied by reminders of the general policies I had agreed to in my rental agreement).
I never had S&T or any of its employees or contractors come into my room except to conduct necessary maintenance or other allowed landlord activities. I question other reviewers’ claims of unlawful entry because of S&T’s property management experience.
S&T has a large client roster consisting of well-established, risk-adverse Greek organizations. This portfolio gives S&T significant credibility. If it really were as bad as the picture some reviews paint, these national organizations would not continue their contracts with S&T. These organizations clearly trust S&T.
Whether you’re a property owner or a prospective renter, you can trust S&T to follow the law and fulfill its obligations to you.

Our house started with S&T two years ago and they have been a complete headache ever since. They hardly fix anything we need and when they do it takes them weeks or even months to respond. Taylor has been here twice in the two years when he initially told us he would come much more often, which is indicative of how much he cares about his job. Not only this, he has made it harder for us to run our own operations within the house by trying to control everything but then not doing his job.
Would definitely advise against and recommend not hiring this company.

I moved in about 8 weeks ago and the washer has been broken for 6 weeks now. The dryer was broken for a while, it was "fixed" and now it stopped working again, and now I'm forced to do this to dry my clothes... (picture). One of the urinals has been broken for a week or two now, wasting a ton of water, but once again management and maintenance has completely ignored it. One of the sinks in the bathroom has been broken for at least 2 weeks, and once again... you guessed it... no one has even tried fixing it. I moved into a room with a broken blind that was just fixed two weeks ago, after approaching maintenance several times, and after Taylor (manager) decided to ignore my roomates email regarding the issue, and did not inform maintenance about it. Although Taylor, as well as maintenance are really nice and friendly, I'm tired of constantly being ignored by them, and of having to live in a place where everything is broken ALL THE TIME, and management puts the burden on the tenants. My housemates and I are even considering getting our own washer and dryer because management refuses to do something about the issue. Which we of course shouldn't have to do, but are given no other option by management. All this experiences have even made me feel unsafe here, worrying about other more important things that are not being properly taken care of,such as fire alarms and the structural integrity of the house.
I hope this helps people that are considering moving to a house managed by S&T Fraternity management, but mostly I hope that management starts doing their job, and stops giving us bad excuses.
I will be posting another review if management decides to take action, but if I don't post anything else, then DON"T MOVE IN.
(Update 1) (10/04/2021): Today action was taken. The urinal was fixed, and they started working on the sink. I really hope the washer and dryer are fixed as soon as possible. After almost 7 weeks of not having a washer, we are tired of waiting, and we need one right now. Will be posting more updates soon.
