BEWARE: Payson property management, care of Roxie. Will steal your deposit by charging whatever they feel like and not providing requested recipients for charges. We left slight dust and dirt. Easy cleaning which they require one of their pre approved cleaners. Which over charge for services. No matter how clean you leave the place. I was charged $1000 of my deposit. Asked how/why,given the run around then ignored. We were at Bison Cove condos in Payson and wish I knew before moving in what It would be like moving out dealing with PPM and Roxie. Roxie should be fired and now I have to sue for a fair deposit return. What a pain.

Hands down THE WORST property management company we have EVER used. They do not give a shit if you live or die as long as they get their money. Our AC went out mid July and was over 100degrees (stayed at 85 in the house) until they “fixed” it THREE MONTHS LATER. We had to purchase 3 of our own portable AC for each room, as we have small children, with the promise of being reimbursed( we paid an extra 1300$ ON TOP OF MAKING SURE RENT WASN’T LATE) we NEVER heard a thing about reimbursement even after calling, texting, emailing multiple times, until I finally sent a nasty email and had a new person in charge of our account. (oh i forgot about the house being so ghetto it couldn’t handle all of the portables and blew our breaker MULTIPLE TIMES ruining 500$ in frozen meat to top it all off but thats besides the point)

They sure can harp you for rent payment being 3 days late- threatening a 50$ late fee. Even though their website CLEARLY STATES “50$ late fee after 5 days late” but “thats not their policy just the websites” LOL they are a joke. I have tons or receipts to prove all of their illegal bullshit. Tenants beware. THANK GOD WE BOUGHT OUR OWN HOUSE.

I was leasing a unit from Payson Property Management for 3 years since I was 18 years old and their laundry room caught fire close to my unit and destroyed my home, however, instead of taking responsibility for what happened, they tried to place the blame onto me anyway they could. I lost everything and they didn’t help me one bit and actually avoided communication with me the following week of the fire. They finally contacted me and manipulated me into signing my rights away, They threw me on the streets, with no care due to the financial inconvenience of their own fire. Don’t trust these people.

I had to move in to a new place really quick due to my situation and Roxy at Payson Property Management was there for me when I needed it most. She took her own personal time on Mothers Day to come show me my new place due to my hectic work schedule. With the current housing market it is hard to find a good place let alone get someone who will go above and beyond to help you find the right place. No one in town responded to me and I was able to sign my lease before anyone tried too. Once they found out I didn't need a place they were quick to get me off the phone. Roxy made it as easy as possible when it was a really hard time for me and I greatly appreciate it. I had the water heater go out when I moved in and she had a new one in the next day before I even got off work. It had been a great experience and I am happy I choose to use there services and get my place through them. Would highly recommend contacting them to see what options they have available for you because they are great at handling any situation in a timely expedited manner and the customer service is beyond anybody else in town. They are 5 stars in my book in a town that has the "good enough" mentality and they break that mold. Your house is your home and they help make you feel like you are at home and in good hands.

Anthony J. Cosgrove is the rudest, most condescending property manager I’ve personally come across. He’s been all around rude and snotty to me since the day I met him (this is about a year after I was already doing business with them - so the business relationship was already established, just with someone else prior) he’s been nothing but a nightmare to deal with and he’s always found a way to leave me feeling like crud after every interaction with him (I have no doubt he saves this act for once you’re already under contract)
The worst interaction yet was the most recent. I believed there was an issue with the terms of my lease being honored so I called in. This lease was signed before he was managing my property so I’m not surprised he wasn’t aware of the terms I was speaking of. The thing is is he actively argued with me about what I said was noted on there and refused to look at too, just assumed I was lying, or he was too lazy to do his job. He actually said I don’t believe you, but when I asked verbatim “well it’s on the lease, can you look at it so you can see what I’m talking about?” He told me not to tell him what to do…. A bizarre and incredibly uncalled for response from a property manager who’s job it is to uphold said lease. He refused to help me, and told me I was liar even though he was uneducated about the terms I signed. Honestly 0 out 10 experience, I do not recommend doing business with this company or this person. My relationship with PPM was honestly great while Ken Foster was managing, but Anthony has completely destroyed my relationship with his own company from day 1 with him. Please feel free to message me here if you would like further details on what he has said and done to me over the last 7 months. If you need a place, Facebook market place and the Payson local Facebook group have amazing rent-by-owner properties and a far greater selection than PPM can offer. I highly recommend cutting out the middle man, as here in Payson Anthony Cosgrove has a monopoly for property management companies. There’s no competition and I’m sure this plays a large role in the way Anthony chooses to carry himself.

Ken Foster was who we dealt with. We were told upon approval we’d be number one in line and have 2 weeks to sign the lease. We literally took about 36 hours to get back to him with a move in date. He completely ghosted us for an entire weekend we heard nothing back from him. My guess is he has already rented the property to someone else behind our backs because he responded back with “he didn’t know what I meant” and never actually answered my question. Beware of this company. It cost us $70 to fill out the application that we thought would hold the house in our name. Ken Foster lied to us and Payson Property Management stole our money and didn’t keep their word. We are moving from Phoenix and we now have nowhere to go because they rented this property out around us to someone else. Back to square one for us. This company is awful.
