I am writing on behalf of my 89 year old mother.
My mother's townhome got struck by lightning on July 6 2024. The roof got destroyed, fire dept came squirted so much water, the whole place was wiped out. Barbara Duffy and her team was quick to respond and send a team to clear out the place and demolish everything to the studs and that's where everything came to a halt.
8 months later the place looks abandoned, the roof has been torned off and covered with tarps that are leaking. The floors, roof are wet and the studs/frame are full of mildew.
I have approached several times Barbara to inform us about the repair status. She does not respond to emails and is uncooperative. I even threatened to bring legal action, nothing, she ignores everything. She told us in September that they are waiting for a permit from the City, no permit was applied for, she lied to our faces.
Literally the place is a disaster. Yet they collect the monthly dues from my mother.

I feel that she's taking advantage of my 89 year old mother by delaying endless and doing nothing. We have asked several times for a schedule, no response.

I had the homeowners insurance calling her to discuss the repairs and I was told several times that Barbara Duffy does not respond to calls.

I strongly recommend to avoid doing any kind of business with Barbara Duffy, her team and her Onyx Mgmt company.

The staff at Onyx is extremely helpful. I used to live at the beach and our management company was a joke. The time and personal attention that Ms. Duffy and her staff give is very appreciated!

One of the best things our HOA has done was to hire Onyx Management and Consulting LLC. Some property management companies are nothing more than an answering service and piggy bank manager. Not Onyx! Our HOA hired Onyx after a terrible time with our previous management company, we had a ten building capital improvement project with only one building done and a major water hazard project that had been stalled. Onyx stepped in and within the first year managed both projects to completion, completing 9 out of 10 builds, and resolving a severe water run off issue with one of our parking lots that saved us ten's of thousands. In addition, Onyx Management has been able to manage our financial health by controlling cost with a prudent management style. Faced with the potential of up to one million dollars in projects needed over the next twenty years for our HOA, based on our recent engineering study, I would not want to make the journey forward as a property owner without Onyx Management!

We are having a serious mice infestation where we live at i have spoke to several neighbors and they have confirmed they are having the same issue i called to complain to see what can be done i was told someone would reach back and nothing what im not about to do is call a bunch of people who seem to not care everytime someone calls nothing is happening so i guess my next step is to complain with the city. This was posted 2 years ago and you all just responded the issue with the mice at the time was outside because you all decided to hire people to cut the trees down where the pull house was making it the associations fault. The mice problem was not an inside problem but an outside problem they were all around the garbage I was seeing people cats walk pass me as I left out the parking lot with mice in their mouth. Whn ever I opened the door one would get in. It became so bad I went and got not one but two cats. But I don't even know why I'm updating you all dont care considering it took you all 2 years to respond to this. O my roof in my bathroom was leaking a few months back I called someone and literally spoke to someone who also said they would call back and what do you know nothing. I also have this on record because I keep an automatic voice recorder because of negligence from companies or people you can't trust no body no and days. So believe I am keeping all my records of any complaints and emails I received n response to my complaints and the fact nothing has been done. I'm just sitting back and collecting.

I have known the owner of Onyx Management for more than 15 years. I have watched her grow her business and take pride in the job she does. Using a hands on approach, she works tirelessly to carry out the directives of each Association Board of Directors and maintain not only the appearances of the properties but also the values. Even with the hurdles that happen every day, she has made it her mission to do all that it takes to make her properties the best they can be. Any Association would be lucky to have Onyx Management and Consulting as their property management company.

I’ve have been dealing with Barbara and Onyx Management for many years. Wonderful company to do business with. Always quick to get my plumbing company to all her properties if an emergency ever arises, and any work that needs to be completed she never tells us no. She manages her properties better than most in this area!

This is the worst property management company ever!!
EVERYONE EMPLOYED AND RESIDE ON THE BOARD NEED TO BE INVESTIGATED by the State; period!!!
Don’t attempt to phone them…..”IF” someone answer, You can definitely expect to receive lies. You literally will not receive a call back from Barbara unless you notify her that your call the state. She then will return your calls, lie and blame others for the delay. Should you happen to come across some Board members, they lie too. Everyone passes the blame.
Funny how the reviews are posted by Board members. Further proof!!!!
It’s time for them to be genuinely investigated.
I am not sure what they are doing with the HOA fees but the funds are not going into the properties. When it rain outside you can expect it to rain inside and causing issues with mold. Roofs need to be replaced. Parking lots are horrible and homeless people utilizes the old pool structure that should have been torn down years ago.
Lake Ridge Drive properties deserves newer and more professional management.
The property could be in better standings.

Onyx Management and Consulting, LLC is the property management company employed by our HOA. As a sitting member of the Board of Directors, I have been extremely pleased with their assertiveness in getting things done and guiding us for future success. Onyx is the 5th property management company we have had in the last 10 years. It's a shame we did not find them sooner! I highly recommend!!!
