Overall it was fair for the price and if you are a B&B person, the hosts will make up for the shortcomings. But the fact that the hosts and their dogs are super sweet, should not make it ok to post untruths in reviews. The neighborhood is definitely not great, and neither is the breakfast. It’s fruit, yogurt, granola and stale store bought bread products. I was offered an egg but declined. The room/bed was fine, but there is no TV, shared bathroom and the a/c was super noisy. I was comfortable in the room, even though it wasn’t all that clean, but the neighborhood made me nervous and I did not sleep well. I don’t post reviews much, but thought there should be one that was honest.

What a joy to come home to Off Broadway B&B! Teresa and I just concluded our fourth stay at this historic home, and we always love the experience. Judith and Doc (along with friendly barkers, Lucy & Wilson) are welcoming, friendly, and quick to make sure their guests are comfortable. Located in an exciting area in urban Denver with dozens of restaurants, music venues, and culture-- all just steps away. A highly recommended get-away if you are looking for something different and adventurous!

For us the location was important as we needed to be close to where we were going to next morning. We arrived in the evening and left after breakfast and did not “check out” the neighborhood. It was quiet!

Run !!! This place is filthy, it does NOT represent the photos. When I drove up to the place, it was completely disheveled. The area is not the problem. It’s the property,, I couldn’t even get into the door because there was two large dogs, barking very loud, and then the place had a terrible smell of dog urine. It was so dirty inside I immediately turned around and left within 10 minutes. I’m not really sure how this place has gotten good reviews!!! And of course, when I asked to get a refund Due to misrepresentation, they said God bless and denied my refund. So, ya. Terrible people!!

Doc and Judith are the coolest host's in Denver. Maybe even the whole world. Everything about our stay was perfect. Room was great in a super beautiful building. We loved the location. We plan on returning and spending more time checkin out the neighborhood. Best part was definitely our Host. Thank you so much, Judith.

What a treat! Doc and Judith made us feel completely at home and treated us to a lovely breakfast and great conversations. They were flexible and helpful with the logistics of parking on site, which allowed us to take advantage of everything the area has to offer on foot. As architects, we enjoyed the historical building and all of the details inside which made it so beautiful. It was a home away from home. We hope to stay again!

Doc and Judith were excellent hosts. Their property is in a great location, just a few minutes walk to a lot of restaurants and bars on Broadway. Very comfortable rooms and you’re provided a big breakfast with plentiful coffee. They have 2 really nice golden doodles too, a bonus for all dog lovers out there. Would definitely recommend to anyone staying in Denver.

Be mindful of their cancellation policy as they will not deviate from it even if your travel plans are affected by major events. We had a reservation for a weekend stay in Denver, but couldn't make it to Denver as our flight was cancelled due to the Crowdstrike outage. We reached out and explained the situation, requested if possible a partial refund. They declined and stopped replied to our messages.
