If it was possible to give negative 5 stars, I would. The management team is absolutely atrocious! It's almost impossible to get a call back from the office unless you leave a nasty message, seems to be the only way to motivate them into any form of action. They're rude, callous, and incredibly not one of them possess the ability to accept responsibility for anything they do but especially for what the don't do. From Billy the owners son, to Kathleen who usually answers the phone but rarely is helpful but loves say "if you place a complaint the city will make you move out".

They don't clean the building common areas, nor do they remove leaves and debris that cause flooding in the units. In the winter no matter how much snow is on the ground they don't show up to shovel until the tenants shoveled in order not to injure ourselves as this building tends to ice over very quickly.

There are a ton of bugs such as caterpillars, occasionally large waterbugs, it may be common for the Throgs neck area of the Bronx however it seems it's just the building.

The repairman Jose tries his best but he really is not qualified to make repairs and never comes back to finish the repairs properly, I am currently waiting one year for him to return to paint a ceiling that leaked for months before they came to repair the leak for the 9th time (literally).

In this latest Fiasco with this management company, they didn't pay the gas , now the gas meter has been locked see attachment picture for the last 6 days I've not had heat, hot water what time are the ability to cook on a gas stove. Is there a temp to make the situation better they provided an electric water kettle, and a hand sized wall plug-in heater that literally cannot heat a cup of tea. I will provide those photos later today

I have simply placed a complaint with Housing department today. Hopefully this will inspire them not to be better.

However I truly doubt it.

My husband, baby and I lived in a property managed by Gorm management in Bruckner blvd, we lived there for 6 wonderful years.

We were new to the US and most complex apartments wanted us to pay up to 12 months in advance which was really crazy. They offered us fair lease conditions.

We didn't have any problems while we lived there, any time we needed something fixed we received a prompt response to our requests and never had any issues. The super was also very nice.

They were so helpful with us during covid and our financial situation.

When we moved out the process was very smooth. I was fearful they were going to try to take money out of our deposit or something like that (it happen to us on our previous apartment in another state) but we had great communication, and we received our deposit back on a timely manner.

I moved only because I moved out of State, and even though I wasn't a client anymore, They sent me to my new address, not one, but two packages I mistakenly sent to my previous apartment and Kathleen hasn't been anything other than kind to me with the whole situation. She reached out to the new tenants, got my package, and sent it, and has never complained even though its a big inconvenience. So thank you Kathleen for your help and being so gracious about it.

Jerry Gorm has building quality brake buildings for over a decade up highest building code of NY all fire sprinklers concrete floors finished in hard wood . You couldn't find a safer building to live in .
My apt is well taken care of as far as repairs of any type it should incounter .
A safe clean well maintained building to live in with 24 hour camera surveillance. All his properties I was shown were all less then 20 years old from high end elevator , fireplaces and balconies with parking in lower basements in Pelhambay area to many others . All great places to live .

I was a tenant here. The experience was HORRIBLE. Poor communication, mice, centipedes, roaches, old appliances, floor is in poor condition (and you're lucky if the floor panels even match) and most importantly, LACK of accountability for any needs necessary for your home and the list goes on!

I recently moved out of here and they don't want to return my security deposit! Unbelievable! Do yourself a favor and DO NOT rent their units.

QUICK UPDATE: After I wrote this review, one of the owners, Kathleen, sent me a nasty email telling me I'm "retaliating" with her business for posting this very truthful review. Are you kidding me? Despite the fact of mice, centipedes and roaches, I left the apartment in the same condition provided to me. If you do decide to rent these units (which you will regret), PLEASE TAKE PHOTOS OF HOW THE APT IS PROVIDED TO YOU!

Kathleen also mentioned that there was a check in her possession that hadn't cleared nor been cashed from last year! Meanwhile, I sent them a screenshot of the CASHED check from my bank account. How professional and thorough is that?

I could say so many negative things about this management, Kathleen, the building we lived in, etc etc. Folks trying to live in their buildings, do yourselves a favor and move on. No need to write a book because it’s pointless. They know they are dishonest people, they just don’t care.

Didn’t even want to put 1 star. Horrible building management. Charges you fees no related to anything. Will do anything in their power to not return security deposit. I beg anyone looking at their property don’t do it.

Look they went and replied to my review saying it was phony, when they know in fact i did live there. This is how pathetic they are.

Management here is so bad no wonder they have a 1.8 star rating should be less. People avoid living in any of their properties at all cost. The lack of accountability is nuts.

They are terrible when it comes to communication whether it be through Email, or over the phone Kathleen lacks professionalism and when she actually does reply fails to answer or simple avoids questions in regards inquiries about apartment availability, processing etc and instead questions your intergrity, It should not be that difficult for a building management team that has advertisements about apartments to be responsive to potential or future residents, I would not recommend them to anyone looking to rent.If they are this way with the inquiries I’m confident they are even worse maintaining the property
