We finally pried our Energy Star certificate out of our builder's hands & found 3 really dumb mistakes that make us wonder about the validity of the rest of Justin Erickson's report.
1. We have 2 heat pumps in our attic; he listed both as 14.0 SEER. A maintenance man from the contractor who installed them just left our house; he tells me one is a 16.2 SEER & the other is a 17 SEER.
2. Erickson describes our water heater as "instant water heater, natural gas." We have a standard water heater in an all-electric home; there isn't even ANY natural gas in our rural neighborhood, just propane for those who want gas--& we don't.
3. Erickson claims that we have "water-resistant materials on below-grade walls & UNDERNEATH SLABS to reduce the potential for water entering into the home." This is a flat-out lie. When we designed this house, we specified that the slab should have a vapor barrier & 2" of foam insulation under & around the edges of the slab--no big deal as this is the way our house in Virginia was built in 1985. Not only do we see no evidence of waterproofing around the concrete block footings but the builder connived with the designer to completely eliminate the vapor barrier & foam so there is nothing between us & the dirt except a few inches of cracked concrete. I only found out when I became suspicious of how fast the slab went in & did some digging of my own.
