Garbage. Literally. You can never get ahold of anyone, their website and backend are broken, and they can't even manage to organize emptying of the dumpster for our building, so everyone's trash backs up in the chutes and INTO THE LAUNDRY ROOMS.

Add to this constant issues with their billing and autopay system, including their autopay system not automatically billing you the correct amount and then charging you late fees! Awful.

Company will not return calls nor answer them. I'm trying to pay an outstanding bill (error w/ my bank webill pay system) and they have yet to respond. Good luck in getting a response from this company. Unprofessional

Completely incompetent. Slow to respond and unable to provide correct information. More importantly, they make absolutely ludicrous and arbitrary decisions that are detrimental to the entire complex and try to hide behind CCR’s that are in direct contradiction with Davis Stirling. I don’t think they have any understanding of how to manage a property, or of the underlying law regarding governance. They clearly can’t read CCR’s correctly. Adding - it’s been months since they were alerted about a tree branch that is about to take out the fence around the tennis court. Despite repeated reminders they have not had it removed. It will cost the HOA a lot of money if they have to replace the fence because of this neglect. 2/16/24

I suppose they do a decent job of managing our HOA but trying to get a call back or an email answered by the HOA manager is pretty much nonexistant.

You deserve NO STARS!! The worst management ever, horrible unprofessional people especially and directly to Harold P who I have proof of him in writing stating “ Once we get a copy of the permit the board will issue an approval.” Still till today NOTHING!! He is the rudest person and make up his own rules. He has to go!!

We have submitted numerous proper proposals for our pool construction since October 2023. We have provided all required documentation and complied with HOA regulations, local, and state law with each submission we have sent the Architecture Committee. Time and again we have been given the run around. No clear timelines. No clear communication from the HOA Board or the Architecture Committee as to when our project would be approved, nor why consideration of our project has been delayed by the Committee. More shockingly, members of this Committee have openly admitted—in writing—that they have intentionally and repeatedly allowed our application to lapse because the Committee repeatedly neglected our application and failed to come to a decision within the 30-day timeframe on numerous occasions. To make matters worse, we have been forced to provide proof of permit BEFORE our application could be approved, which has never been a requirement listed within the HOA regulations, nor required before we begin construction on our pool, which we cannot do without approval from the HOA. In fact, an HOA Board member admitted (Harold P) —in writing—that this is not a requirement that our HOA—nor many HOA’s—have, and that this was an additional “request” not required in other cases.

Therefore, we are done getting the runaround when asking for simple updates, timelines, and information. We have suffered great financial and emotional distress due to your negligent and willful conduct in violating HOA regulations, and possibly local, state, and federal law. The cost of construction for our project has increased substantially since our initial (AND PROPER) proposal submitted to the Committee in October 2023. Our credit has been run multiple times this year alone in an attempt to keep our loan secure for the pool construction, and interest rates continue to sky rocket on the loan itself. Each day you fail to approve our proper application is further cost, distress, and frustration suffered by us.

We explained all this multiple times by email and phone calls to Harold Palmer HOA manager for Crestwood community and done NOTHING about it. We had no choice by taking legal actions now as this isn’t fair for anyone to go through or to be treated this way. Our HOA should work with us and for our side and not against us especially when we are offering every legal document and MORE.

The fact that you had the time to write a paragraph to respond to my review PUBLICLY just to act like you care but you do NOT take the time to respond PRIVATELY to us or our Attorney, says so much about how terrible this HOA management is. You can care less about what the homeowners are going through that is the least of your priority. Also please stop using the world “promptly” as this doesn’t exist in your books. If you would like I would be more than happy to share more screenshots here on how many times we have tried to be patient and communicate so please stop trying to say “please reach out for any questions” you NEVER answer. If you want a solution you can go respond to our attorney instead of ignoring them. This isn’t going to solve anything. So unprofessional!!

I would give them a zero if I could. Terrible doesn't do enough to describe it. Lack of management, wasteful spending, cost our HOA thousands and we had to fire them. John Kalas has no honor or ethics. Please look elsewhere for competent property managers because they aren't here.
