Terrible Management and Service-Avoid Calvo Group Apartments!!!

I lived in a Calvo Group-managed apartment for over 5 years, from 2018 to 2025, and the experience was extremely frustrating. Throughout my time there, I dealt with a serious ceiling leak whenever it rained. Water would drip through the ceiling and window all night, making it nearly impossible to sleep. I submitted multiple maintenance requests online and even called them, but they never responded or fixed the issue. It was clear the company is incredibly cheap and negligent when it comes to maintenance.

After I moved out at the end of January 2025, it took them over two months to send my refund check—and even then, they deducted charges for painting and cleaning. Seriously? I lived there for years, and you're charging me for paint? That’s ridiculous. To make matters worse, my friend—who is a professional painter—helped me repaint the apartment before I left, and I thoroughly cleaned everything. Despite that, they still withheld money and completely ignored my emails and calls. I had to follow up with their main office multiple times just to get any response.

This is by far the worst leasing company I’ve ever dealt with. If I could give zero stars, I would.

This is the worst rental management Company. 2304 Halm was a nightmare the roof leaked the whole 4 years we live there. We put in work orders to see if they would repair nope they didn't. The gate to park the car was messed up it would close on my car when I enter to park my car. They didn't pay for the damages the gate did to my car. No matter how many work orders were put in they come a couple of months later. It just wasn't worth what they were charging. The lady in charge of the building from the management company was rude and unbearable.

If you are in a hurry to find a place, don't bet on Calvo group.
I've been trying to move to LA from out of town for the last month, and I was lead to beleive that Calvo was down to rent me an apartment. My roomies and I payed for applications, submitted pay stubs, got background checks etc. Then days of no contact. Then we got sent forms with unclear instructions asking us to get our employers and former land lords to sign, guaranteeing that we were employed and did, in fact, pay rent. This is utterly redundant given the background checks, but we did it anyway.

After that, another week of no contact. Then we get a text Monday morning saying they'd rented the apartment to someone else. Our fragile move schedule is now shot and it'll be another month before we can get everything together.

Clown show.

If you're looking for competence or have more than one person in your party, go elsewhere.

ALSO, scanning the reviews here, all the 5 star reviews are clearly artificial. The only real reviews seem to be the 1 and 2 stars. Do not let them deceive you.

If I could give 0 I would in a heartbeat. Eager to take ur money but won't do a damn thing to make their apartments liveable. Since moving in, our pipes back up (plummer said it's YEARS of gunk in the pipes doing it), they ignored our broken window complaint to where we had to fix it ourselves and half our outlets don't work. We've replaced the fuses and all. Cracks and water damage is showing on the bathroom ceiling. Outside the sidewalk is cracked and someone was injured. Their bright idea? Slop more concrete over the spot that washed away in one winter rain season.

Front gate has been absolutely broken to the point keys don't work on it and there's nothing holding it on place. I've called and emailed about people unable to get it. NOTHING.

They need an inspector to come and see these places, they're near unlivable.

I've lived at Baldwin Apartments for nearly 4 years and nothing has been done about loud residents. I've mentioned it twice up to management but they never check up on you on any noise complaint or work order until about a week later (if you're lucky). As a tenant it becomes frustrating and pointless mentioning any issues. They only step onto the property when they leave a notice at your door. The apartments have roaches and regardless of how often my spouse and I do our best to get rid of them, they still pop up. We currently have a baby on the way and are eager than ever to move out due to loud neighbors and neighbor's who don't keep an eye out for their kids. They end up making tremendous noise, leave messes on the walkways, and run around in the parking lot when vehicles enter through the only entrance/exit available. The apartment complex seems quiet when you first come to visit, but after settling in we realized we were unhappy with the apartment due to the noise level and pests.

The only good thing I have to say is that the manager for the property is polite at responding if you reach out directly. He was able go get someone to come fix our kitchen sink close to the holidays last year, which we are thankful for after the maintenance request we submitted was unanswered for a few days. If they did something about the loud residents or had better maintenance of the apartments, then this place wouldn't be as bad. However, in the past few years this property has had 4 new managers, so that ought to say enough about how this rental company runs. I wouldn't recommend them to anyone, literally.

The one star awarded was not earned. CALVO GROUP AND ALL EMPLOYEES ARE DEVILS. Before you bother to rent any property managed by CALVO GROUP, look for a clean piece of sidewalk to pitch your tent on, and if you find a spot, CHOOSE TO LIVE ON THE STREETS. CALVO GROUP managed properties are managed by power tripping people, who would rather make residents life a living hell, than to do any management of the property whatsoever. Every property is dirty, overrun with pests, and all major repairs are ignored. This is not an angry review by a disgruntled person. This is an honest review by a long term resident who once loved where they live. Property sold, CALVO GROUP TOOK OVER AND THE PROPERTY HAS BEEN DECLINING EVER SINCE. The management is the reason why. You don't have to believe me, but if you rent with them, you will find out really quickly, that every word is true, and the sidewalk will say: I told you so.

During my 2 year stay at Ivywood Apts in Oxnard, I had many service requests not addressed. Some requests were submitted multiple times and never addressed. Upon moving out 6 days early from my anticipated move out date and leaving the apt in a cleaner condition than given to me, I have not received an update to status of my security deposit. Multiple texts and calls have resulted in, "by law we have 21 days." It's been over 21 days and still no update on my check or reason for a delay. State of CA law states refund must be given within 21 days.
Another neighbor moved out and was charged over $600 for counters she reported damaged upon moving in, done from previous tenant. After disputing and showing proof of multiple complaints was then refunded the overcharge. This is the worst property management company I have dealt with. Save yourself the headache and don't lease from them.

I wish I would have read the reviews and listen to the signs before signing my lease with this company.

DO NOT RENT WITH THIS COMPANY! YOU WILL NOT BE SAFE!

They have horrible on-site management, unprofessional upper administration, and allow racism, bigotry, & queerphobia on their apartment sites.

Any of my LGBTQIA+ family - DO NOT RENT WITH THIS COMPANY! You WILL NOT be safe, protected, or heard! They allow open queerphobia from their on-site management.

I suffered discrimination and macro aggressions from their on-site management at the Kingsley Apartments in Montclair, CA. When trying to get assistance from their "upper administration" - I was constantly unheard, disrespected, and my unit was neglected.

They even tried to make me stay in the unit without repairs while increasing the rent.

PLEASE do not put yourself in harms way! RENT OR BUY ELSEWHERE! They are DANGEROUS!
