We have been tenants with Alliance for almost one year. The communication has been consistently great throughout the time we've lived here, and the few maintenance requests that we submitted were answered by techs that came to the property to investigate the issues. Melissa, the leasing manager, was exceptional to work with. I understand that everyone has their own unique experiences, but I truly had nothing but positive experiences with this company. So for me, I would recommend this company to anyone looking for a rental property in the Manhattan, KS area.

I have dealt with several property management companies from Nevada and Texas and this was the first one we've been a tenant of up here in Kansas. This company has been much easier to work with than with the others. Please give them a try!

We have had two properties that were managed by Alliance and both have been great experiences! Their system is very easy to use in the event of needing to ask a question or request maintenance. Their maintenance team is always quick to respond and mindful of their surroundings when doing their work. I have had maintenance companies in the past come into our home, do the work and leave without cleaning up any of their mess. Alliance is the complete opposite!

Highly recommend renting a property that is managed by Alliance.

This leasing company is awful to work with! They will pry you for any penny they can. They came in our house unannounced and destroyed our house leaving sheet rock dust everywhere. This was done while multiple of my roommate's have asthma. They also made two of my roommate's move out in 3 degree weather due to there screwup of leasing it out to more than 4 people in the house. We left the house in decent condition, better than when we got there, but not perfect. I expected for them to take half of our deposit at most. They ended up taking all our deposit plus charging us another $400+. The best part was they charged us for "leaving items" that were not even ours, but there own maintenance crew's. I DO NOT RECOMMEND THIS LEASING COMPANY!!!!!!!!!!!!!!!!!!!!!!! If you do have to rent from them be prepared for them to screw you in any way they can!!!! Attached is just one example of when they destroyed the basement sheetrock. Because who doesn't think "Hey lets clean off a flat screen TV with a wet wash cloth" Idiots!

The maintenance guys were always kind, respectful and efficient the few times they came to the house. we had an issue with the line for our AC unit disconnecting while my husband was doing lawn maintenance, and when we reported the issue we were told we would be responsible for the cost of "fixing" it. I explained, upon further inspection, the line was not connected or covered properly, which is why it disconnected. We were told we would still be responsible for the cost. So my husband had to fix it himself because we couldn't afford the charge.

When during the holidays we had issues with receiving our pay, I informed the company I would be 1 day late paying our rent, I was told I would have to pay $1000 in late fees. Thankfully they gave me a one time dismissal but I was worried that something like that may happen again the rest of the time we lived there.

Informed we had to move out (owner wanted to sell property) and Alliance offered to help us find a new home. We received no communication after the initial conversation.

We received $0 of our deposit back. We left the home in the same condition (if not better in someways) than when we received it. Looking at what the company was willing to pay the cleaners, rekeying cost and maintenance fees, I was in shock. (All costs are rounded up to nearest dollar) $73 rekeying cost (I have never had to pay for rekeying after leaving a home), $296 carpet cleaning (I removed multiple stains while living there and the carpets were not what I would consider professionally cleaned upon move in), $265 for janitorial (for some dusting and apparently a full clean of a bathroom that was fine when we left the home), $300 for maintenance fees (removing a single roll of toilet paper and few fly traps left up to catch the flies that came in during our move out, and removal of hooks that had come with the home are the few items on the list of reasons for maintenance), $58 for supplies to fix/replace items (these I agree with). Legally there is nothing to fight but for their company to claim their charges are "reasonable" is laughable. I have never before been out my full deposit upon move out. Most of these costs are usually eaten by the owner, in my experience.

I reached out to find out how they thought the charges were reasonable. Their response, essentially, "you agreed to pay the fees".

If you're willing to work with this company, just remember to document every speck of dust upon move in and be prepared to not see that deposit again. Thank God we did our best to leave the place nice or we would have owed them more than our deposit.

Avoid 1114 Bertrand St. I had four bats in my apartment on Bertrand and they did not care. They told me I could live in my apartment because the bats "were gone" (the bats were in the apartment for 12+ hours). It was truly inhabitable and they expected me to feel safe there after I woke up to a bat flying around my room. There was a DEAD one in our closet for who knows how long. I can't even imagine how many bats there were when we WERENT there! DON'T RENT WITH THEM.

Eliza was incredibly rude and disrespectful to my mom, who was worried about my safety due to bats who carry diseases being in my apartment.

These people never know what’s going on. We’ve been told multiple different things by different people, like do you guys not have a certain procedure you follow? Anyways, because of multiple mistakes on their end, we still end up getting charged all these fees, oh yeah costs to change the lease lol. Which is crazy, because if it wasn’t for the knuckleheads mess up, we wouldn’t have to change it. Lowkey feel like these people hate their lives, because why do we act like this. Beyond me. I feel like everything would’ve been fine if they didn’t mess up in the beginning. craaayyyy

1. Signed lease in late July, overseas while on deployment for the US army, was quoted and shown picture of a 2 bedroom apartment. Got back to Kansas to see if was in-fact 1 bedroom. Had to wait 34 days, spending money out of pocket, until august 4th to receive a replacement unit with 2 bedrooms. This was Deceptive advertising

2. On Dec 6th 2023 they told me to renew my lease for AUG2025, no where in their lease does it state I have to sign a lease 8 months in advance. They told me showings would begin. This would fall under Predatory sales practices with the target audience being Active military Soldiers and college kids. This demographic is typically living on their own for the first time in life.

3. 19FEB2024, Scheduled maintenance outside of 24 hour warning window.

4. Wednesday 13MAR, showings of property and "Annual Fire Inspection" inside of 24 hour window

5. On 14MAR I asked about the continued showings of my property and what their plan was to get it rented. They said their plan going forward was to show it two times a day until it is rented. I was then met with another response of maintenance to be happening later today (no 24 hour notice given). After I told them that the issue was not an emergency (at 11:01AM-14MAR) they sent me an email at 11:06 saying it is in fact an emergency. This was a feeble attempt to cover themselves.

6. Friday 15MAR two showings of property inside 24 hour window

7. Property keep being show multiple times for the next month, to their credit i had over 24 hour warning for all

8. Upon move out i was charged $400 in late fees for moving out one day after the lease ended (i got their permission a week in advance so that was a lie)

Alliance has been helpful from the very beginning. We were looking for a house that would fill our needs and were not finding it. Ashley did some research and found a house that they did not have under contract yet a was able to get a showing. It was just what we were looking for. Every repair need was handled that day. The maintenance guys were great. When we found a house that we wanted to buy Ryan was able to get a new tenant allowing us to make the purchase earlier than we had anticipated. Thanks.
