Our move in date was Dec 1st, 2022. Everything was super smooth with the move in process. Rob, the property manager, was really responsive the first couple months. There were a few things that needed to be fixed and he sent someone out right away. Then we had a tree fall onto our rental property due to a windstorm on Feb 22, 2023. We contacted Rob right away, he sent someone to come look at it and then nothing for weeks. We contacted him on March 16th after about a month of us bearing the awful creaking sound from the tree rubbing up against the frame of the house. We were told that they were “waiting for the owners to pick a replacement plant, so the landscaper can remove the fallen tree and plant something in its place at the same time.” It’s April 12th and we still haven’t heard from Rob so we followed up again and were responded with “still on it”. After calling the county, they suggested we submit a “5-day Request for Repairs” which we dropped that off to the office on April 14th. April 27th rolls around and the tree is still on the house, so we ask Rob if there is the possibility of getting a SMALL rent deduction for one month due to the inconvenience, especially because we work from home, primarily doing video/audio recording. We received an email back from him highlighting that we were in violation of our lease because the landlords don’t allow working from home/run a business. Even though we stated in our application that we work from home/run a business and they accepted us. At this point, it felt like retaliation. Now it’s May 1st and they finally send someone to remove the tree. During the 9 weeks, we felt so unsafe in the front room and outside in the front yard when we had to pull weeds because clay tiles were falling off the roof and we feared the tree branch would snap at any moment and fall through the house. Delivery drivers even had to duck down under the tree branches that were hanging over of the front door to drop off packages, putting them in harms way. You can see in the photos how much the tree ground down throughout the 9 weeks. It then took them another six months to fix the hole in the roof. A month before we moved out… We were great tenants, always paid rent on time, if not early, submitted repairs when needed and tried to resolve a situation that could’ve been not only more damaging to the property but to us, as well. Overall, I’m very disappointed in this experience and how the property manger handled this situation that impacted the safety of our daily/work life.

My home was completely destroyed by renters under their supposedly watchful care. We have paid out over $40k to fix most of the damage. Large holes in the wall; dishwasher destroyed; washer dryer destroyed: air conditioner destroyed; tile worked destroyed; pool care was nearly non existent; side patio destroyed; dog vomit stuck to the living room carpet and more.

I have great things to say about our 11 months working with Susan as the property manager for two units that we own here in town. While I was even in the home buying process, Susan gave objective input into the properties that I was considering purchasing like which elements would appeal to renters and ballpark what rental revenue may result. She proved even further effective in terms of managing the rentals, fluent with tasks like: finding prospective tenants, attentive to lease terms, flow of financials back and forth, maintenance requests, and general tenant / owner communication. (so much so that the positive experience was echoed by our tenants as well!) Lastly, as a first time rental property owner, there was much to learn and Susan has always been so helpful in explaining any industry conventions and providing her input on what a fair course of action would be. We had a very poor experience with Rentals America and would caution anyone against renting a property with Rental America Tucson. On multiple occasions, the company charged us additional fees without any advance warning or rationale. On move-out, they withheld over $2000 for an alleged problem with the garage door. We purposely planned to have several weeks before our move-out inspection and our final paid day to be able to address any and all issues that impacted our security deposit, but they conveniently did not express the “need” to replace the garage door until after we had moved out. The door was functioning perfectly when we left. We discussed our grievances with the office and with the CEO and were dismissed. These extra charges were unethical and their defensiveness around the issues was disappointing. I would recommend that you find a rental property with another rental company unless you want to deal with surprise charges and poor customer service.

When we began our search to purchase a rental property in Arizona the questions were affordability, location and the rental market. By sheer luck we connected with Rentals America. Melanie went above and beyond to help us find the right fit, placement of tenants, and a property manager from her office. Judy Sprunger has been overseeing our property for a year. Whether it's a small issue or big repair she has dealt with it in a timely, and professional manner. Having experienced other property managers who drop the ball, don't return calls or make decisions without our knowledge, we realize that Judy is a keeper. We know we are in good hands...Thanks Judy!!!

In the begging all was well. Moved in 2022. We made on time payments every month. By half the year mold had grown in the ceiling and leaks were through out the house. Took about 2 months to get addressed. Upon move in we were told the back door lock would be replaced but never was. Once moving out company kept OVER HALF the security deposit. Home was as clean as we got it with few marks on the walls. When I asked for an itemized statement I got sent a mock up of the “cleaning services” which included 300$ to replace light bulbs and vent filters… worked with Judy who I thought was helpful but has not returned my calls about resolving the issue. Practices are unsafe and unfair. I would not recommend this place. Save your money.
