The assessments for the Association have gone astronomically high, and it looks like from their budget that the majority of costs are for dubious labour costs ($22.00 an hour for a half-time stable/equestrian employee, for example, and $72,500.00 for a full-time mechanic.) The HOA also seem to have extremely high costs for administrative labour which does not seem to be carefully accounted for. Although the park claims their annual assessment rates are “only” $1,575.00 a year, mine was $2,000.00 last year. I would seriously like to see a third-party audit (preferably by the state attorney general’s office) of YLP‘s budget line by line for the last 20 years before there are any more increases in dues. Something is rotten in YLP.

The dues increase every year. They dont fix the roads or water system. Fines are handed out like candy. If you dont pay they will put a lien on your house and attempt to forclose. Being part of this HOA feels like being extorted by criminal organization.

This HOA is as crooked as they come. Pay a ton of money for decrepit roads and an ancient and failing water system. Costs go up service goes down. Be aware before buying in ylp.

Think twice before you buy a house in a neighborhood with an HOA in California! Especially consider their fees and how many FTEs you are supporting! And, it’s annoying and counterproductive to charge full HOA fees- approaching $2000/yr, for UNDEVELOPED lots. Yes, water and power are at the curb, but plan on nearly a year to get connected…YLP is surrounded by SFRs - often with an AirBnb available, but not, repeat not, in YLP. Recommend to shop more and get property NOT in YLP. I lived in YLP for a decade+, and witnessed all the well- known bad behavior by a homeowner association.

Just moved here from Florida. Christmas Fish buffet was first class. Very good service , friendly and very professional. Nice ambiance. over all rating of all the restaurants we have been all over the world = within the top 10. Can easily compete with international standards. Great experience.

I've lived in YLP for about 6 years. It's a lovely place. Green in the spring, golden yellow in the summer. There is a association fee to be aware of, but they offer a lot of services. Library, clubhouse, access to a pool, access to a lake (which has a lot of rules), tennis courts, trails, and some clubs. A great local church is nearby called YLCC. Lovely people. Youth crime is an issue like anywhere, but it's lower crime than Fresno. Life here is more natural than Fresno. The association is very friendly and supportive.
