I’ve been applying for months and after I do, I get a call or an email saying that the property has been rented already so I finally called and the lady who picked up named Maggie who seem to not know much at all about anything was not so kind , I asked one simple question and that question was how do you guys pick applications? And she couldn’t give me a straight answer but told me that they collect lots of applications for a certain place and then they go through them and pick the “ideal” tenant….. to me It sounds a bit racial, and discriminatory. Because she couldn’t give me a description of an ideal tenant , why is she always answering the phones if she’s rude and doesn’t know anything , the applications are a waste of time and I feel like they just stealing everyone’s information because how can they figure out who the ideal tenant is without doing any background checks ?

You want me to fill out an application for a place that I can't see inside of, and you dont have any pictures of. What kind of dumb person would give up personal information before they even know if they are interested in applying for it. This is a very poor business practice for a professional organization. Would you fill out a credit application at a car dealership before looking at any cars?

Think of anything wrong a property management place can do and these people have done it. Not only are most of their properties extremely overpriced but they are constantly raising rent. The people that work there are condescending, entitled, and I hate to say it but really really low intelligence. Its like talking to upset 12 year olds that dont understand basic human interaction. I would never rent from them agai...oh wait... all apartment listings in Woodland that are under $2,000 go through them so I have no choice! Expensive rent, incompetent employees, predatory policies, too large a market share, all while being the biggest Karens Ive ever had the displeasure of talking to. Do not rent from here if you have ANY choice and I really mean that. Look into ALL other options. My friends have found 2 bedrooms in Davis for $2-300 less a month than the roach invested two bedrooms these guys are selling in Woodland

Went to look at a house listed by them in Woodland. House was $1195 cute, but had no fenced yard, garage with washer dryer hook ups but no washer dryer, and garage door without an opener. I just saw a lot of money having to go out to make it liveable. Woodland also has a lot of cockroaches so pest service is mandatory, that wasnt included. Lawson was very nice on the phone and professional. They did not show up for the first showing of the house, but were very apologetic about it and very genuine. Would definitely consider renting from them.

The application first is antiquated, and in my opinion, lazy and redundant. They ask the exact thing for both parties including private info they would have on the other person's app. I get it, each person submits an app but why are you asking me how much they make, their living situation, their ss#, etc ON MY APP? It's not rocket science, just match up the apps with the Co applicant.

Submitted app and after a week no response, 10 days later no response so I called. Woman said they still had not organized or heard back from owner so it'll be ANOTHER several days. Then was told they pool all apps and while first come they still submit so many to owner for review. Called a few days later still no update but this woman tells me that process is not right and I must have heard it wrong and tells me ANOTHER process.

I do real estate and I'm a keen listener and know what I was told. I also know in my opinion when a company is not organized or gives poor service due to lack of leadership or management skills in my opinion so we moved on. Add us to the growing list of people who would never use this property mgmt company, seems the prior experiences are in fact spot on.

Potential tenant, paid application fees per adult, passed all credit score and background checks with flying colors, shown a home we were interested in, received a phone call 3 days later that the home owner had picked another applicant with no explanation. They offered to show us another home from their inventory, but they only had about 6 homes to choose from and none were in our price range. All in all, we were out over $100 in application fees and days wasted.

Applied online to mulltiple properties nearly two weeks ago. Called multiple times asking about the properties and their availability. Called again today and Daisy tells me the applications that I sent in didn't go through. She had no explanation for why, and no notice from anyone in the company that the applications hadn't gone through. Poor customer service and an even poorer online service. You have to deal with these people in person to get anything from them. If I could give them no stars, I would.

This management is horrible... another case of a big company that runs off of its name. I had two accounts with them and both were destroyed. They didn't even call me for decisions like letting the tenants acquire pets or even painting over my costumed painted interior bedrooms! They never answer the phone and I never even received notice if a tenant was moving... Just find yourself another company that actually takes pride and time to watch your rental.
