Wow!! I am looking at these reviews and can’t believe there is one common denominator…How unhappy people are with Seabreeze. Unfortunately I have to agree. I’ve been extremely disappointed with the way Seabreeze manages our community. Key concerns, tree trimming, landscaping, communication, general disrepair of our project. These requests are constantly neglected or delayed despite repeated requests by residents. Just my opinion, as homeowners, we deserve timely responses and proactive management, but unfortunately Seabreeze has not met these expectations. I hope they make serious efforts to improve communication and responding to residents emails in a timely manner. Moving forward, I hope they prioritize the needs of the community.

Camino Capistrano pictures of the ceiling that is going to collapse. It is in bad condition and it has been left out like this since Feb 29. Yet to date nothing is done to address issues
Emails and call made and yet no follow up from this company. Keep giving excuses and excuses. Board meeting still have not make any decision since then. What a joke!! Wish I could give a ZERO star.

Hi Danielle, I've already looped you in the email thread I sent to the community manager. the thread has dozens of emails I had back and forth with your customer service with lots of details, billing and community manager. I stand by all comments I made as they are all fact-based.

I was astonished by the tones how your customer service and billing communicated. They were arrogant and don't talk to the residents, their customers in the way they were supposed to. I didn't feel any respect and appreciation at all from your crew. Maybe each individual resident is not able to make decision of which mgmt company the community would pick. that's why you don't care, but we all have a voice to be heard!

I'm a resident in South Orange county and have been working with Seabreeze for the past few months and have a few observations and feedbacks

1. their online e-check payment portal is not free which is the 1st property management company I've ever seen imposing charge for e-check payment.
2. because of No.1, it forces the residents to use either autopay, which they prefer you to do, or traditional bill pay.
3. I prefer not to go with autopay which I don't have a chance to verify the balance of my checking account still meets the minimal required balance, so I went with traditional bill pay in which case the bank will mail a check to them upon my request.
4. for bill pay, I have a case where BoA mailed them 2 checks both on Dec 02. They claimed they just received one, but not the other. I had to check my online account to avoid the delinquency fee. I probably will be forced to use the autopay in the future.
5. I also had a case where they sent the HOA bills to the same wrong address over two months in the row. I called them in the 1st month, said hey I didn't receive the bill. they said they corrected the address. the 2nd month came, I still didn't receive the bill. I called them again with the same question. They said they already corrected the address and emailed me a copy of the HOA bill. when I looked at the bill, surprisingly the address on it still had the same error. They apparently didn't do a self check before they emailed the bill with wrong address to their customer EVEN AFTER the customer pointed out the error. RIDICULOUS!!! There wasn't any apology at all either.

Moreover, although I didn't receive the bill, I managed to process the bill pay and get the check delivered to them by the end of the grace period, BUT I still got charged with a $8.25 delinquency fee. I sent them like 10 emails telling them what they did wrong, and now I'm still waiting for the reverse of the delinquency fee for 2nd month.

Seabreeze Management has been an extremely disappointing HOA management company for our community. After working with them for about four years on and off as a board member, I’ve repeatedly witnessed their lack of attention to detail, poor communication, and failure to act with urgency on critical matters.

They rarely follow up in a timely manner, leaving board members in the dark about important updates. Their approach often feels reactive rather than proactive, and it has created unnecessary delays and frustrations for our HOA.

If you’re looking for a management company that prioritizes responsiveness, clear communication, and efficient problem-solving, I strongly recommend looking elsewhere. Our experience has been far from satisfactory.

In May my community, Serrano Creek Villas received a well written communication that the pool was going to be closed. They said all necessary repairs and updates would be taken care of "within" 2 weeks. This was to start May 28th. 2 days before SVUSD schools were out for summer break. Bad timing, yes. However they said "within" 2 weeks. They also said they'd be giving us updates. Ok. They are getting some kind of deal because it's summer. Alright. We can hang for 2 weeks. 4 weeks later, no updates, no repairs being done. No pool being serviced. I call, I text. I get passed around. Finally I was fed a new lie. On the 14th I sent an inquiry and on the 18th I get a reply that says, sorry for the delay. Most likely reopened next week. The week of June 24th. No other updates, no one working on the pool. June 28, I send another email asking for a realistic reopening date. I also ask to speak to someone who has a realistic timeline for the community. July 1 the finally reply to the community. They say they anticipate the pool being opened by July 13. Well no surprise, no communication and no pool reopening. I sent another email today. I feel like they are all sitting around laughing at us. What can we do.
Well what I can do is to tell anyone looking to replace your management company to please look further. I have never been more disappointed in the lack of communication in my life. I know there are other things to be concerned with in the world. However, if I don't say something, then they just keep getting away with terrible communication, terrible treatment of their clients, lies. This would have been way easier to swallow if they said back in May, "the pool will be closed through the summer." Instead we've been fed false hope.

Hands down the worst customer service. Malva is rude, dismissive and condescending. She had no problem speaking to me like a moron but the minute I said something she flexed her ego by telling me not to speak on my tone (which was very calm and direct.) we’ve lived in our complex for 13 months with no issue and now suddenly we are violating parking rules and she consistently kept saying we’re violating but not giving any help. They don’t d serve to be in business working with clients.

If I could rate them 0 stars I would. I attempted to make a payment to my HOA bill online. While making the payment online, I received an error message. I attempted two additional times and received the same error message. However, when I checked my bank account, all 3 attempted payments, in the same amount, were deducted from my bank account. I called the HOA and was told that there was a glitch in their system and refunds would be made by an ACH deposit. A few days go by and I received nothing. I call again and I was told refunds will be returned by check in the mail. Again I give it a few days. I call back a third time and I am told that I need to speak with billing. Due to me having a balance, it was agreed that 2 of the payments would be applied to my account and the 3rd would be returned via a check and will take 3-4 weeks. I allowed the time to pass and still I have not received my money back. I have been emailing (back and forth) the billing department and still nothing! I was told that "an exception" would be made for an ACH deposit (but wait, weeks ago i was told that a check was in the mail! Prior to that, i was told an ACH deposit would be made). So which is it The last email received was me being told that they need to speak to another department. Now the billing department is not responding to my emails. At this point I am going to have to file a legal dispute against this HOA because they are playing games!

In my experience with this company is worst management company and very biased community managers to name some manager of sage east quail hill. He seems he joined this company on revenge mood and doesn’t even know how to respond and understand the concerns of the community members. Ah very interesting thing i observed is if you pull them out of their comfort zone, they will be after you and start sending notices to you lol. Amen to this organisation and management god bless !!! Worst experience so far ☹️☹️☹️☹️☹️
