I lived in one of there properties for over 2years. Never paid my rent late. Had a interior inspection every 6months, always reported back good. At the end of my tenancy I paid my last months rent and put in my 30day notice to vacate. Did the walk out inspection everything was fine. Then 21days they refused to give me my full $3,000 deposit back. They wouldn’t even send me a list of what my deposit was spent on. Don’t trust this company they will not give you your deposit back. I’m in the process of sueing them now.

I rent my home for 7 years, the last year cloverland took over the property and that's when everything went bad. Mrs. B our rep, tried to raise our rent illegally then when we refused to sign for agreement they retaliated with evicting us. We never missed a payment. She is a liar, saying on thing but doing another. She takes a month to respond. If your a renter be careful also if you have to go to court which from many others I spoke to you will with these guys get a lawyer. CPM only cares about money and now your rights. My family is now homeless because of them. If I could give 0 stars I would. All this was happening during the pandemic. Makes no sense to evict renters that paid during this pandemic but to make kids homeless during it makes perfect sense to them.

John Bettencourt is the landlord that he speaks of, and him posting his "review" the way he did, is a direct example of the unprofessionalism he possess. The list he has posted is a list of thing we have brought to his attention many times that have been denied. Many of the repairs where to things that were damaged before we moved in, but we're hidden or quick fixed. It is noted in the walk through with the prior company. With us living there , we qualified the home to be fully weather proofed through PGE at no cost and he had denied it every time at least 5 times We paid our rent every month for 7 years never missed one even during the pandemic. Also his "review" is not a review of the company just a public shaming of us to save face of what they did. Seriously, shameless.

They CPM do a good job but this review is more in response to Samantha Chadwick’s negative review of property manager
After landlord had tenant, Chadwick, removed from property. Landlord had property repaired. Below is a summary of the repairs .
1) remove approximately 250 or more staples from walls and ceiling. Plus tacks also removed.
2) replaced four interior doors. Two were completely off hinges. One was half off and the other had a fist size hole in it.
3) landlord replaced backyard due to damage and repaired front yard.
4) interior of house was painted.
5) replaced curtains
6) replaced carpet and linoleum.
7) repaired two sliders to outside of house.
8) reinstalled three bedroom slider doors
9) replaced toilets
10) replaced shower and shower door.
11) resurfaced tub.
12)resurfaced kitchen sink and tile around it.
13) replaced stove top because decided not to clean.
14) replaced wall oven because decided not to clean
15) removed refrigerator because decided not to clean
16) repaired fan that had ribbon in it
17) replaced two fans
18) repaired garage door opener.
19) cleaned house
20) repaired other items.
21) landlord lost several months income during eviction process. Part of judgement against tenant was for some of the lost income.
22) property manager was to give a rent increase in 2018 for 2019. No increase was ever paid. Property manager stated they sent rent increase. Landlord says he did not follow up on this as he didn’t notice the tenant wasn’t paying rent increase.
23) rent increase was sent for 2020 per property manager.. Tenant says they never received. Then the dispute over the rent increase happened.
24) replaced multiple light bulbs that were not working.
25) replaced batteries for smoke detectors and carbine monoxide detector.
26) replaced damaged drywall in garage..

I rented from this Property Management Company 2 years ago, Kim was great (she is no longer employed there). There was a new employee named Donna and she seemed ok. They do not answer their maintenance calls in a timely manner. I kept very good care of this house as if it were my own. They come in and inspect every 6 months, so they were always aware that I kept that house immaculate. When I moved out I left that place WAYYYY better than it was when I moved in. You could eat off that floor! Now they are saying that there's kitchen drawers that are off track/damaged (which was off track when I moved in) and accused me of not changing the filter to the AC which I was told it needs to be changed every 6 months (which I always did) I always paid my rent on time for 2 years not late EVER not even 1 time. They have 5 more days to give me my deposit back (I'm positive they will take a whole lot of money out of my deposit, even though I was an excellent tenant). We will be going to court if this happens (I have pictures and video's of this entire house from move in to move out). This property management does not seem to be grateful for good tenants. This is a sad shame. I used to work for property management companies, I am no fool, which is exactly why I have all these pictures and videos, you can't trust nobody ever! Please be aware of renting from this property management.

Update: We are going to court folks. Can't trust anybody. Even the supervisor Jan.

Cloverland Property Management has been absolutely extraordinary.
They go above and beyond to satisfy their clients.
They handle everything. midnight tenant calls, repairs, and property checks.
I was previously with another local PM company and it was the worst mistake I ever made.
I am so happy to have Luis as a manager of my property and that I decided to give CPM a try. I will definitely not hesitate to sign with them again. If you’re in the market for a new manager/company - CPM will not let you down.

They are understanding and professional. When there are maintenance issues they reply immediately unlike the previous company we rarely spoke to. The website is very helpful and efficient. Too bad Chris left she was great at her job. My only complaint would be high late charges.

They are buying up properties in Fresno and making impossible for the current tenant to pay rent as they are raising rents drastically. on top of that NO Section 8. More homelessness will occur. very cruel practice.

Michael Canales

I do not recommend working with them. Their communication is not great and they tried to convince me to move in to a home that was not ready, using the Pandmic as an excuse, but they wont refund the holding deposit.
